Welcome to the Mountains! Ava's Overlook is a modern 3BR cabin that is the perfect destination for your next Smokies getaway! ⁂ THE CABIN
Welcome to the Smokies! Ava's Overlook is located in a quiet gated community. The newly renovated log cabin is the perfect place to enjoy the tranquility of the Great Smoky Mountains, while still being located close to all local attractions and entertainment. The cabin has a modern design and is surrounded by treetop canopy views! As our guest, you can enjoy access to the resort amenities, which includes an outdoor swimming pool (seasonal), playground and tennis courts. Outside, you'll love spending time on the multiple decks enjoying the fresh mountain air and stunning views. The decks have plenty of seating and are a perfect spot to relax in the morning with a cup of coffee or unwind in the evening with a glass of wine. The cabin layout is ideal for families, a friends getaway, or a relaxing couples trip!

* Bedroom #1 (Main Level): Spacious bedroom with King-sized bed, closet, and Smart TV. This bedroom also includes an attached bathroom.
* Bedroom #2 (Loft): Spacious bedroom area with King-sized bed. This area has its own attached bathroom with jacuzzi tub, walk-in closet, and remote workstation.
* Bedroom #3 (Loft): Twin-over-full bunk beds. This space also includes bean bag chairs and an X-Box console! It shares a bathroom with the 2nd bedroom.
* Additional Sleeping: Sofa

Fully equipped kitchen includes a full-sized refrigerator, dishwasher, stove, microwave, and a full suite of appliances perfect for making any type of meals throughout your stay! The cabin includes pots, pans, glasses, plates, silverware, etc. The dining area is adjacent to the kitchen and has a large island table that seats eight.

Free parking for up to 3 cars. Small RV or trailer could also be accommodated.
The last 2 miles to the cabin (inside the resort) involve steep and windy mountain roads. 4WD is strongly recommended during winter months.

The property has easy access to all of the area's attractions, including Gatlinburg/Pigeon Forge, Knoxville, and Great Smoky Mountains National Park.

* Quiet hours are 11pm-7am.
* Maximum occupancy is 7 guests.

* We provide a starter set of toilet paper, paper towels, trash bags, soaps/shampoos, and detergent. If you have a large group or are staying for an extended period, you may need to purchase (or bring) additional items.
* The fireplace is unavailable April 1st - October 1st (Standard for cabins in the area)

*If you have a group larger than 7, our sister cabin 'Beary Classy' is located in the same resort and sleeps up to 10 additional guests.

* We are unable to provide a late check-out without written approval. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $100.00 for each half hour that the guest fails to vacate the property.

"We had a lot of issues during our stay that were never addressed. 1) the AC would not cool and it quite hot (especially in the upstairs floor). We were traveling with three kids and they couldn’t sleep upstairs without sweating. 2) The upstairs bathroom had a leaked every time you would shower so basically we couldn’t use the bathroom. As a side note, the cabin has only one shower, the second bathroom upstairs is a TUB NOT SHOWER. 3) One of the woods of the stair was broken, which is very dangerous if you are traveling with kids because they can fall to the first floor. 4) the cabin really only has one room, the “two and third” room is a shared space. We eventually had to contact Airbnb for a partial refund because these issues weren’t addressed. If possible, try to book somewhere else because we really couldn’t enjoy our vacation because we spend the majority of the time trying to find a resolution.

Our good friend Elena broke most of the house rules, including smoking inside the cabin and causing several hundred dollars worth of damage to the property. They also filed multiple false claims with Airbnb to receive a partial refund for their stay, even though we had documentation that the issues didn't exist. Probably one of the worst experiences with guests we have ever had :)

"The cabin is BEAUTIFUL and I truly enjoyed my time! I’ve stayed at plenty Airbnb’s and this one takes the cake! The hygiene kit and snacks were so thoughtful and were a nice addition to the coziness! I can’t wait to visit again!!! The jacuzzi backdrop light is so aesthetically pleasing and the sauna’s aroma smelt amazing! If you are looking for a couples or solo getaway, you cannot go wrong with this location! It’s beautiful, quiet, private, and very warming. Again, I cannot wait to visit once more!

"We had an amazing stay for Thanksgiving week. The views are amazing. The cabin is nice and quaint. Amazing views. The complex has pickleball, tennis and basketball. It’s about a 15 minute drive to pigeon Forge and 35 minute drive to Gatlinburg. The hosts were very responsive and helpful. We will be back for sure!

"Let me start this by saying we are not people to leave a negative review. However, this property is in desperate need of maintenance, every toilet in this house runs continuously after every flush, every facet is leaking, couch was broken, doorknob to the master was faulty, the thermostat was utterly horrific (unsure if this is controlled by the owners, but we’d set a comfortable temperature and it would wind up on 78 degrees by itself), and several light bulbs throughout were not working. If I could give cleanliness of this property zero stars I would, broken glass was found in the hallway, screws and trash were found in the living room, cobb webs were in every single corner, my children found dusty candy that had been there for god only knows how long- attempting to eat it, the amount of dust throughout the home as a whole was absurd a pair of black pants slid under the master bed and let me just say they came back out an entire different shade. This house was “supposedly” occupied the day of our arrival, but there was a mountain of leaves throughout the walkway to the door. Communication from the property owner was horrible, the batteries were dying on the door code entry to the home, and they showed up completely unannounced. I will give credit where credit is due, this was a beautiful home, in a gated community, with spectacular views.

"The place was good and clean. Matches the pictures. Only confusing thing is this has only one Bedroom and other beds are in open upstairs with a bath room. Quit place on the hill, 20mins drive to near by activity (pigeon forge).

"It is a very nice place in a very nice area however, the description of the number of bedrooms threw me off. We were expecting three closed space bedrooms but it was more like one bedroom and two open space "bedrooms" in the loft. The beds were also not very comfortable and the long sofa in the living room was not very stable. The deck could have been cleaned up a little better as well before guest arrival. Overall, it was still a nice peaceful stay and Mike (the host) was very friendly and very responsive.

"My husband and I had the best time here. upon arrival we were greeted by a mama black bear and her cubs. So wildlife is literally at your front door. The cabin was beautiful, has that Tennessee vibe and the sunrises were beautiful. Pretty easy getting around to places for groceries and such. locals are really nice. really just felt like a home away from home. would really recommend. the hosts were kind and very responsive which we appreciated.

"Great cabin in a peaceful location. Saw a couple bears while there, one was on the deck the first morning. We felt at home in the cabin and our daughters enjoyed having the loft area to themselves. We felt like we were in the middle of nowhere at the cabin but in reality it's easy and close to get to local attractions. Communication with the hosts was excellent and very informative.

"Jen and Mike’s place was the perfect spot for our bestie mother daughter getaway. The cabin sits perched atop the mountainside with beautiful views just 15 minutes from the Pigeon Forge strip. The neighborhood is gated, safe, and quiet. The driveway had flat parking and the porches were clean. The interior was just as expected from the pictures. The mattresses were comfortable and bedding crisp. The baths were spotless. The kitchen had everything we needed, including a stash of coffee pods. Jen and Mike were welcoming and addressed all our needs. We loved our stay and would definitely stay here again.

"We enjoyed our stay at the cabin. We felt right at home and enjoyed the quiet. Our favorite memories that will stay with us are the bear coming by, playing cards at the large table and the speed bumps. Which leads me to my only complaint and Jen and Mike aren't in control of that- the speed bumps in the neighborhood are huge. If you are looking for a private cabin off the beaten path but not too far to enjoy the attractions this cabin might be the one for you.

"The cabin was everything we had hoped it would be. It felt spacious for the 5 of us. The property is secluded but there are lots of activities within a short driving distance, including the numerous beautiful hiking trails in the smoky mountains. "Quick to address a couple of minor issues. Checked on us daily. Very responsive to our text. 2 bedrooms with multiple options for sleeping. 1 shower and 1 tub. 2 1/2 baths. Bathrooms were very clean. It was perfect for us. Evidence of critters, but didn’t see anything until we left…saw a bobcat. Road is curvy and steep, but the peacefulness is worth it. THE BEST PART…MIKE AND JEN WERE VERY RESPONSIVE AND KIND!!!

"We absolutely loved Jen and Mike's cabin! It was tucked away up the mountain, which made for a nice ride once in the private village. The cabin was beautiful, with amazing views, both inside and outside. It looks just as the pictures they shared! The inside was clean and tidy with extra blankets in the closet that we used to snuggle with the kids on the couch in the evenings. On a personal note, I would bring our own toilet paper ☺️ We definitely plan to book here again on our next trip to TN!

"The location is amazing!!! The drive up to the cabin is steep but the view you get is 100% worth it. The cabin had the perfect amount of space for our family of 5 and was the perfect place to relax and unwind after a long day exploring the surrounding area. Close to Pigeon Forge, but far enough away to enjoy natures beauty in peaceful quiet.

"The house was super clean and cozy, we had everything we could think of! The bathrooms, sheets, sofas, etc. were so clean and it felt like home. "We had the best time! The cabin is super cozy, beds are super comfy, everything was spotless. Kitchen is super well equipped. The location is super private, quiet, and surrounded by nature. "Mike and Jen are probably the most communicative hosts we’ve ever experienced (in a good way). The property is exactly as described and we found that it fit our needs perfectly. We especially appreciated the amount of exterior lighting there was because we always returned to the cabin after dark. We were sort of hoping to see a bear after being warned about them, but our closest encounter was bear paw prints on the deck. We would definitely consider this place again if future travel brings us back to the Smokies.

"The cabin is peaceful getaway in the mountains. It's far enough from the noise of downtown so you can enjoy the natural surroundings, but also close enough to several main attractions including Smoky Mountain National Park and Dollywood. A great stay!

"The cabin was very clean and as described in photos and the listing description. I would have enjoyed a blanket for the downstairs couch or something to make it feel a bit more homey so bring those things if you feel you need them! The house is located on a very steep stretch. We didn’t have a problem with a large SUV but I could see significant issues with any sort of snow for non-4WD vehicles. The view into the mountains from the patio is not ideal during summer months due to the lush trees. It was peaceful and nice to sit outside nonetheless. We traveled with a 3 and 5 year old and we had a nice time! Hosts provided a baby gate in primary suite closet (we did not use it as we brought our own but keep yours at home) Mike was very responsive when I asked questions regarding the grill and was kind enough to check in with us that we made it to the cabin ok. All in all, we had a very nice, relaxing stay. Mike was a lovely host and we will look into the other properties for future!

"We had a lovely HOT July trip! We enjoyed hanging out and cooking at this beautiful spot in the mountains. The views were great and the neighborhood was nice. We had a few issues with the beds and the thermostat (fixable issues, definitely!) but overall a good stay!

"We had a fantastic stay here! Mike was proactive about making sure we were comfortable and answered any questions I had very promptly! We felt like we were in a private area, but restaurants and plenty of fun to do in pigeon forge was just about 15-20 min away. Even though it’s 15-20 min away we enjoyed every minute. Soooo scenic and lovely! The drive to the cabin is pretty steep, but completely worth it! We also enjoyed the pool, basketball hoops, and tennis courts about a half mile down the mountain from our cabin. We spent most of the mornings and evenings on the deck watching wildlife (even saw a bear!) I would highly recommend Jen and Mike’s place! They were fantastic to work with!

"This is by far my best air bnb experience and I could easily say one of the best vacation as well. Because I’m not good at putting things together I will list all the things I liked about this place below. - Clear & Proactive communication for check in. - Clean house and amenities that are kid friendly (kid’s dishes, cups, high chair). - Great location: quiet, great view. - Friendly and organized guide about local information. - Fast wifi, x-box console, two TVs - Bear visited the property on the first day!!
