🏕️ THE HOUSE
Welcome to luxury lakefront living at Blue Iris, a stunning luxury home located on Douglas Lake and nestled in the heart of the Smoky Mountains. The main level includes large, expansive windows overlooking a stunning (seasonal) lake view. To the left is the fully equipped modern kitchen that is perfect for creating delicious meals within the comfort of the home. The main level also includes a spacious living room with plenty of luxury furnishings, comfortable furniture and a floor-to-ceiling stone fireplace. The home features an open floor plan with a master bedroom on the main level with a full bathroom. An additional half bathroom can also be accessed just off the kitchen area.

The upper level of the home features an additional master bedrooms with an attached full bathroom. This room leads to the bunk bed room with two sets of Queen-over-Queen bunks, arcade games, and a Smart TV.

Immerse yourself in adventure on the lower level of the cabin. Enjoy a full-sized game room with arcade games, a pool table, shuffleboard table, poker table, and another stone fireplace with large Smart TV. There are two additional bedrooms located on this level. Outside, you'll find a large, luxury hot tub, multiple seating areas, and peaceful lake views. There is a wood-burning firepit along with string lights for the perfect sunset setting. There is also direct lake access with steps leading to the dock and water.

🛌 SLEEPING:
* Bedroom #1 (Main Level): Indulge in the luxury of a spacious bedroom featuring a king-sized bed, smart TV, gas fireplace and outdoor patio access. The first bedroom has an attached full bathroom with a large walk-in shower.
* Bedrooms #2 & #3 (Upper Level): There are two additional spacious bedrooms upstairs. The primary master suite features a king-sized bed, plenty of storage space, a private outdoor balcony overlooking the lake and an attached full bathroom (with shower). There is a bunkbed room attached to the bedroom with additional sleeping space for up to 8 guests. The bunk room also includes a Smart TV and arcade games.
* Bedrooms #4 & #5 (Lower Level): There are two full bedrooms located on the lower level, one on each side. Each room features a king-sized mattress, dresser, and Smart TV. Bedroom #4 includes an attached full bathroom. Bedroom #5 has a bathroom located just outside the bedroom door and can also be used as the common bathroom for the game room area.

Enjoy the state-of-the-art luxury kitchen complete with a full-sized refrigerator, dishwasher, gas range, microwave, and a comprehensive suite of appliances - a dream for any aspiring chef. Equipped with cookware, glassware, plates, and silverware. The kitchen features a spacious countertop bar area, and an adjacent dining table.

The last mile+ to get to the house is gravel but is easily accessible.
The parking area is flat. There is plenty of parking for 6 vehicles.

Guests can access the entire home with the exception of the locked owners closets.

We are available if you have any questions or concerns. We can be reached via Airbnb messenger.

* Quiet hours are 11pm-7am.
* Maximum occupancy is 12 guests.
* There is a strict no-smoking policy.
* There is a strict no-pet policy.
* We provide a starter set of toilet paper, paper towels, trash bags, soaps/shampoos, and detergent. If you have a large group or are staying for an extended period, you may need to purchase (or bring) additional items.
* The fireplaces are unavailable April 1st - October 1st (Standard for cabins in the area)

* We have partnered with BabyQuip - the #1 baby equipment rental service and marketplace. BabyQuip offers rentals for your trip, including Cribs, Strollers, High Chairs, Toys/Games, Bouncers, Health and Safety Items, Outdoor Items, and More! Ask us for more information!

* The lake water level is intentionally lowered for the winter months with it increasing again in the Spring. Guests staying during the winter months will only experience a partially full Douglas Lake. The cove where the house is located may have very low water levels. You will not be able to access the water during these months.

* We are unable to offer refunds due to weather or weather-related conditions, power outages, road conditions, or acts of God. We strongly recommend purchasing travel insurance to cover unforeseen circumstances. Four-wheel drive is recommended in winter conditions.

* We are unable to provide a late check-out without written approval. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $100.00 for each half hour that the guest fails to vacate the property.

* All guests are required to review and sign a waiver before accessing the property.

"I feel like some Airbnb‘s are always a hit or miss and this one was definitely a hit. We went on a bachelor trip in the middle of December for a few days and absolutely loved it. So much so instead of going out to any bars or restaurants, we brought food in, played poker, pool, and watched football. Tons of space! There were seven guys total and we still had a bed left over if we had needed it. It is secluded and in an open area once you get to the property. But it was still close enough to go out to eat or go pick something up if we wanted it. The house was in immaculate shape when we got there and everything is laid out. Thank you, Jen and Mike for a great trip!!

"Fantastic stay! Our annual family trip was a huge success. The cabin was spotless, cozy, and in a peaceful setting, with Pigeon Forge just a short drive away. Communication was great and check-in was easy. We loved the peaceful setting and would definitely stay here again.

"Mike and Jen’s place was absolutely gorgeous. It had beautiful views and plenty of space for our group of 7. We brought some games with us, but they had a large selection to choose from as well. Everything was as described in the listing, I would definitely recommend this stay if you’re looking for a cabin trip with friends and family. They offered recommendations for the local area and were always responsive of any questions that we had. Cannot recommend them enough!

"Driveway was really hard to get through, and we had to get another address to get to the cabin. They’ll send it once your on your way but it was confusing at first. The seat in the gaming area were broken and one of our guest fell Kitchen chairs broken and wobbly Poker table chairs broken All windows were unlocked! This was prob our scariest thing.. Balcony floor was broken on the mid level of the house Utensils were dirty had to rewash A lot of spider webbing between furniture Propane tanks were empty and useless Didn’t feel it was worth the money

"This place was such a sweet oasis for our friend group. Three of them had small babies and there was plenty of room to nurse, nap, change, etc. The house had so many fun elements: the lake, arcade games, hot tub, and pool table. Additionally, there were plenty of spaces for each couple to get away and spend time with each other and the Lord. As a heads up, the kitchen is not fully stocked. There weren’t oven mits, aluminum foil, ziplocks, seasoning, etc. We also had to run into town to replenish some household items that were low in stock (toilet paper, paper towel, dishwasher pods, laundry soap). Overall, a stunning place that allowed my friends and I to rest well.

"Overall the house was great. Very spacious for our needs. It was very peaceful on the lake. Outdoor back area was smaller than pics showed. the charcoal grill was very small, like ones at a campsite. main balcony had lots of spider/webs, dingy furniture and lots of broken tiles along railing. the house was a lil rough to get to, need AWD! Overall location was great, took about 15-20 min to get to local stores.

"We absolutely loved our stay at this beautiful lake house! The home was spotless, comfortable, and had everything we needed for a relaxing getaway. "The boat dock and water toys were wonderful and our family enjoyed them. The drive in was a bit bumpy and very steep in certain parts. The house was in need of a deep clean (kitchen sink) and many of the furniture pieces were broken (poker table chair missing an arm and the dining table and chairs downstairs were very wobbly. The house has so much potential but is needing some tlc and maintenance. The pots and pans in the kitchen are a mix of different things all in poor condition and shoved in the corner lazy susan cabinet. The knives were a mixed set and dull. Some of the dishes we pulled out were dirty - baking tray with the remnants of biscuits, scissors with sticky substance on them. The dishwasher top rack is missing an end cap that made the top rack almost fall off if you pulled it too far out. Just enough tedious things that it was a chore to cook meals. The house needs someone to come in and update and love it.
