Spend your days taking in panoramic mountain views from the 16-foot Catalina dual-temperature swim spa and hot tub, then gather for a little friendly competition in the game room with pool, air hockey, shuffleboard, and classic arcades. Movie nights become an experience of their own in the private theater with a 98-inch screen, surround sound, and tiered Italian leather seating. Outside, settle in around the gas fire pit, enjoy dinner from the outdoor kitchen and grilling area, or simply relax on the covered deck as the mountains stretch out before you.

* Bedrooms #1 & #2 (Main Level): These spacious bedrooms feature king-sized beds (Stearns and Foster Estate Collection), smart TVs, and plenty of storage space. Each bedroom has an attached ensuite bathroom with heated toilet seats, bidets, and towel warmers. Large sliders leads you to a private balcony with stunning Smoky Mountain views.
* Bedroom #3 (Lower Level): Relax in luxury with a spacious bedroom featuring a king-sized bed, Smart TV, and In-Room Soaker Tub. The attached bathroom boasts towel warmers, a heated toilet seat, and a bidet.
* Bedroom #4 (Lower Level): Welcome to the Custom Bunk Room! This spacious bedroom features six Queen beds, accommodating up to 12 people. The perfect spot for a kids/teen room, each bunk bed comes with a dedicated TV w/personal headphones, a reading light, and dedicated outlets and charging stations. The bedroom also has an ensuite bathroom.
* Bedroom #5 (Upper Level): This bedroom has two (2) Queen-sized beds and a Smart TV. It also includes a private ensuite bathroom with a heated bidet toilet seat and towel warmer.

The kitchen is fully equipped with a full-size refrigerator, range, dishwasher, microwave, full sets cookware and dishware, and thoughtful extras including an air fryer, slow cooker, and blender. You’ll also find plenty of glassware, plus kid-friendly dishes and drinkware for younger guests.

* We are unable to offer refunds due to weather or weather-related conditions, power outages, Wi-Fi outages, road conditions, or acts of God. We strongly recommend purchasing travel insurance to cover unforeseen circumstances. Four-wheel drive is recommended in winter conditions.

* We are unable to provide a late check-out without written approval. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $100.00 for each half hour that the guest fails to vacate the property.
